What we do

Water backup, metering and billing from one specialist

Northlands Energy is a water specialist company. We install storage and pumps for water backup, meter with precision, detect leaks and bill each unit.

  • Water backup

We install water storage systems, so your property keeps water in reserve.

  • Pump solutions

Sophisticated pump solutions, installed with the storage.

  • Precision metering

Precision water metering manages flow rates and billing, with graphs of usage and flow.

  • Leak detection

    State-of-the-art leak detection.

  • Sub-metering and billing

500+ tenant water meters on multi-tenant property. Every unit is metered, read and reconciled each month, then billed on the municipal tariff structure.

One system

Storage, pumps, meters and billing, working together

Storage keeps water in reserve, and pumps move it on to the building. Precision meters measure the flow for each unit and feed your usage and flow graphs, and each month’s reading goes onto the tenant’s bill. We also offer state-of-the-art leak detection.

Water backup, metering and billing

Pumps move it on to precision meters, which measure the flow for each unit. We also offer state-of-the-art leak detection. Usage and flow

See how much water you use, and when it flows

Precision water metering manages flow rates and billing, and gives you graphs of water usage and flow.

Usage graphs show how much water is used. Flow graphs show when it moves through the day.

The bottom graph shows the flow rate through one day as a line, low overnight and highest in the morning and evening.Usage, by dayIllustrationMTWTFSSMTWTFSSFlow rate, through a day00:0006:0012:0018:0024:00

Sub-metering and billing

Four steps, from meter to bill

Water is one of the hardest utilities to bill fairly across a building. Northlands meters each unit, reads every meter each month, and turns those readings into accurate tenant bills.

  1. Meter

    A billing-grade water sub-meter for each unit.

  2. Read

Every meter is read each month. Where our team reads on site, it photographs the meter.

  3. Reconcile

We compare tenant consumption with the council meter, so losses and unusual usage stand out.

  4. Bill

Each tenant pays for what they used, on the municipal tariff structure.

Reconciliation

The council meter and the tenant meters, side by side

Monthly water reconciliation
Monthly water reconciliationThe council meter total is compared each month with the tenant meters added up. The difference shows losses and unusual usage. Each tenant is then billed for their own reading, on the municipal tariff structure.Council meterRead every monthTenant metersEach unit, every monthCouncil meter totalTenant meters added upLosses and unusual usage stand outBillMunicipal tariff structureEach tenant’s own readingCouncil meterEvery monthTenant metersEach unitCouncil meter totalTenant meters added upLosses and unusual usagestand outBillMunicipal tariff structure

Billing follows the municipal structure: consumption blocks, effluent and levy.

Why it matters

A bill based on their own meter, not a share of the building

  • Unit-by-unit visibility. See where your water is going, one unit at a time.
  • Admin off your desk. We handle the meter reading and the billing.
  • A photo record. Every on-site read comes with a photo, which helps resolve queries.
  • Clear for tenants. Each bill shows their own consumption and charges.
Billing-grade

What billing-grade means for water

Billing-grade means the monthly reading goes straight onto the tenant’s bill, with a record kept behind it.
